Introduction

  • Located between Castle Hill and Ashmere, Alkerden is the second village and will connect Ebbsfleet Garden City to its immediate location and beyond.
  • Parcel 5B has outline planning permission and is situated within a wider mixed-use development area covering the former Eastern Quarry.
  • We welcome your comments on our emerging proposals as we aim to submit a reserved matters application for the site in late April 2023.

The site

  • The site measures approximately 3.8 hectares and is located on the western edge of Alkerden Village.
  • It is currently an undeveloped brownfield site which benefits from outline planning consent as part of the wider Garden City masterplan.
  • The site is strategically well placed adjoining the new Education Campus (under construction), Alkerden Barn and the Major Urban Park public open spaces.
  • Once built, the nearby Alkerden Market Centre will offer a variety of town centre uses including retail and community facilities.
  • The site’s proximity to Ebbsfleet International train station means future residents are connected to London and Europe, reaching London St Pancras in just 19 minutes.
  • When fully operational, Fastrack bus connectivity will boost local public transport links.

Chartway Partnership Group Proposals

  • Chartway Partnerships Group is a land-led developer based in the South East, developing new homes and neighbourhoods, in partnership with leading housing associations.
  • The Parcel 5B site follows the successful build of Alkerden Gateway, our first custom build development at Ebbsfleet Garden City.
  • The proposals are for around 160 new homes – including a mix of houses and apartments – set within a high-quality landscaped public realm, in line with Garden City planning principles.

Design process

  • Our proposals are being developed in accordance with the outline planning permission, and associated approved plans and strategies as part of the key Garden City masterplan.
  • Chartway Partnerships Group have been in discussions with Ebbsfleet Development Corporation (EDC) and Kent County Council for more than 12 months to develop the concepts and visions for the site.
  • Our proposals were presented to the Ebbsfleet Design Forum in February 2023.
  • Informal presentation to EDC Planning Committee in March 2023.
  • Our proposals are still under development and we would welcome your feedback.

The proposals

  • Approximately 160 new homes including a mix of houses and apartments.
  • 25% affordable housing, which will be delivered by one of our key housing association partners for affordable rent and shared ownership.
  • High-quality residential development being brought forward based on Garden city planning principles.
  • Energy-efficient low carbon homes being developed, with opportunities for diversity, mindful of global energy prices and ESG agenda.
  • Building design and material palette to reflect local character and approved Design Code requirements.
  • Our proposals will take full advantage of fantastic views over the chalk cliff towards Ashmere village and Bluewater Shopping Centre.
